We are now looking for a combined role as Operations Technician and Property Caretaker.

Job description.

As an operations technician and property caretaker, you have a varied and important role in the management of our residential and commercial properties. The position is a combined role and thus includes both practical property care and more technically oriented operational work. This means you work both closely with the daily operations in the properties and with the technical systems required for them to function well over time.

In this role, you are responsible for ongoing supervision, care, and maintenance of properties, as well as operational and maintenance issues related to the properties' technical systems. You work to ensure a safe, well-functioning, and pleasant property environment for tenants and businesses, while also having a particular focus on monitoring, troubleshooting, and rectifying issues in heating, domestic water, ventilation, and control systems.

The work involves both daily property caretaker tasks and more operationally technical efforts. This can range from rounds, fault reports, minor repairs, and contact with tenants to operational monitoring, alarm management, troubleshooting, and ordering of external maintenance and repair services. You also contribute to identifying improvement needs in the properties and are expected to participate in the work of developing more sustainable and energy-efficient solutions.

Some common tasks include:

  • Daily inspection, care, and rounds of properties
  • Corrective and preventive maintenance
  • Minor repairs and practical measures in the properties
  • Operational monitoring and alarm management
  • Troubleshooting of heating, cooling, ventilation, and control systems
  • Ongoing checks of technical installations
  • Ordering and follow-up of maintenance and repairs
  • Contact with contractors, tenants, and other partners

Qualifications.

We are looking for someone with knowledge and/or experience in operational technology in buildings and a good understanding of how properties' technical systems function, interact, and affect each other in daily operations. It is meritorious if you are a trained operations technician or have other education or experience deemed equivalent by the employer. You have practical experience working with property technical systems, and good knowledge of HVAC is meritorious.

Since the position combines operational technical tasks and ongoing property care, we are looking for someone who thrives in a broad role and can switch between technical problem-solving, inspection, maintenance, and more practical work in the properties. It is important that you have an understanding of both the overall property operation and the importance of good service in daily work. You have good digital literacy and feel confident using digital tools and systems as a natural support in your work.

A driver's license for manual transmission is a requirement. You also have good knowledge of Swedish, both spoken and written. We place great emphasis on personal suitability.

Good to know

The position is a permanent full-time employment with monthly salary. Working hours are Monday to Friday, and we apply flexitime. Some on-call duty is included during the winter half-year.

· The work area covers our apartments and premises throughout Rättvik municipality.
